East Rudham Cottages - Japonica Cottage,

CONTRACT
The hiring contact will be between the Hirer and Mr & Mrs Parker and shall be deemed to be made subject to these Conditions of Hire. The Contract of Hire is not effective until Mr & Mrs Parker despatches to the Hirer written confirmation of the booking.

DEPOSIT PAYMENT / Booking
A provisional booking may be made by phone or email and will be held for 5 days pending receipt of a completed booking form accompanied by the non refundable 25% booking deposit or full payment. Bookings will be confirmed upon receipt by Mr & Mrs Parker of the required deposit payment. However, if the booking is made within eight weeks of the holiday commencement date, the full accommodation rental will be required.

BALANCE PAYMENT
The balance of the Hire will be due for payment six weeks before the holiday commencement date. Mr & Mrs Parker reserve the right to cancel a holiday where full payment has not been received less than 28 days before holiday commencement date. Payment made for bookings taken less than six weeks before your holiday commences must be paid in full at the time of booking. The payment must be included with the booking form.

BOOKING CONFIRMATION
Once a Confirmation of Booking has been issued by Mr & Mrs Parker, the Hirer is responsible for the total published price of the property, as shown on the confirmation.

BOOKING CANCELLATION
If you are forced to cancel your holiday you must inform Mr & Mrs Parker in writing immediately. In all cases of cancellation the deposit is forfeited. Hirers are responsible for their own cancellation insurance arrangements. The Hirer will be liable for cancellation not covered by insurance, and will remain liable for full payment unless we are able to re-let all or part of the period booked.

AMENITIES
The use of accommodation and grounds is entirely at the user's risk, and no responsibility can be accepted for injury, or loss or damage to user's or visitors belongings.

PARTY NUMBERS
Under no circumstances may more than the maximum number of persons, as stated occupy the property. Mr & Mrs Parker reserve the right to refuse admittance if this condition is not observed. Mr & Mrs Parker reserve the right to refuse or revoke any bookings from parties which may in their opinion be unsuitable for the property.

HIRER'S RESPONSIBILITIES
The Hirer is responsible for the property and is expected to take all reasonable care of it. All equipment, utensils, etc must be left clean and the property must be left clean and tidy at the end of the hire period.

DAMAGE
All damages and breakages are the legal responsibility of the Hirer, and their cost shall be refundable on demand. However, minor damages or breakages will not normally be charged. Mr & Mrs Parker reserve the right to repossess the Holiday Cottage at any time, where damage has been caused by the Hirer or any member of the Hirer's party. Mr & Mrs Parker will not be liable to make a refund of the remaining portion of the hire terms paid.

LITERATURE
Mr & Mrs Parker take every care to ensure accuracy of the cottage descriptions. All information is given in good faith and is correct at the time of going to press, but the Owner cannot be held responsible for changes beyond their control, which may become known after publication of this literature. Mr & Mrs Parker cannot accept liability for happenings outside their reasonable control, such as breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, damage resulting from exceptional weather conditions.

LEGAL
Any disputes arising between Mr & Mrs Parker and the hirers, if not mutually resolved, shall be referred to a single arbitrator agreed, or in the default of such agreement, the President for the time being of the Law Society or Institute of Arbitrators. In either case, such arbitration would be subject to the provisions of the Arbitration Act of 1996 or any statutory modification thereof for the time being in force.

AVAILABILITY
The hiring contract is made on the understanding that the property and its facilities as published will be available for the dates stated. In the unlikely event that the property is not available through events arising outside the control of Mr & Mrs Parker, they maybe forced to cancel the booking. The hirer will be advised as early as possible. The hirer will be entitled to a refund of all monies due. The hirer will not as a result have any further claims against the owner.

PETS

Please bring your own dog bed and sufficient towels to dry them before entering the house. Any damage, stains etc must be paid for in full.

Please note that it is preferable for dogs not to be left alone in the property. Under no circumstances should dogs be allowed upstairs, on beds or other furniture.

Please ensure you clean up after your dog and check the garden before leaving.

SCOPE OF POLICY

This policy applies to East Rudham Cottages website, including all sub-pages and any amendments to the site. This policy does not apply to any website, product or service of any third-party company even if the website links to or from our website. We do not operate or control those websites, products or services and are not responsible for the privacy policies or the content of these other websites. You should check the policy statement of these other websites to determine whether you wish to share your personal information with them.

THE INFORMATION WE COLLECT

East Rudham Cottages operates within the guidelines set out by the UK Data Protection Act (1998) and the new Global Data Protection Regulation (GDPR) legislation enforced from 25th May 2018. We collect information from you necessary to process your booking or payment. We use cookies only where required, they do not hold personal information and they expire as appropriate.

East Rudham Cottages respects the privacy of its’ clients and prospective clients. No client information will be disclosed to third parties. We will retain contact information for a period of 6 years, this is so we can ensure a great service from understanding any previous enquiry/bookings.
